About Our Zoning Code
The Village of East Troy first adopted zoning regulations in 1978 to encourage orderly, strategic growth as described in the Village’s comprehensive plan. Since then, our regulations have been amended numerous times to account for new trends and emerging opportunities, and to more fully implement the community’s vision for growth and development.
The Village’s zoning regulations consists of written rules and a map.
The zoning map shows a variety of base zoning districts which are specific areas intended for residential, commercial, industrial, and civic land uses. The zoning map is color coded to graphically depict the different areas.
In addition, there are overlay districts that rest on top of base districts to account for unique circumstances. A few examples include floodplain district (to account for flooding potential); airport height district (to ensure structures don’t interfere with airplane operations); environmental corridors (to protect important natural resources); downtown design (to protect the historic nature of our downtown); and mixed business/light industrial design (to enhance aesthetics and promote community integration of our newest business parks).
For each of the zoning districts, there is a list of land uses that are permitted, reviewed on a case-by-case basis (conditional uses), or prohibited. That means there are some land uses that are allowed in one or a few districts, while other land uses may be allowed in many districts. Similarly, a land use could be permitted in one district and then classified as a conditional use in another. Whether a use is permitted or conditional, for some types of the land uses, there are specific development standards will apply.
Some types of development are reviewed by the zoning department because they are administrative in nature, while others need more public review and may involve one or more public meetings.
