When a zoning code is initially adopted or amended, it is possible existing development may not comply with one or more of the new requirements. These are referred to as a nonconformity.

Here are just a few examples.

Nonconforming Use – A land use that was legally established but is not currently allowed.

Nonconforming Building – A building that is too big, or too close to a property boundary line

Nonconforming Lot – A lot that is too small.

Nonconforming Sign – A sign that is too big or too tall.

As a general rule, nonconformities are allowed to exist, but may not be expanded (i.e., made more nonconforming). See Article IX of the zoning for all of the details.
